1. Acceptance of Terms

By accessing or using this website (“Site”), you agree to be bound by these Terms and Conditions and all applicable laws. If you do not agree with any part of these terms, please do not use the Site.

2. Definitions

• “We,” “us,” or “our” refers to Shizuya Home and its affiliates in Japan.
• “You” or “Guest” refers to any person accessing the Site or making a reservation.
• “Booking” refers to a reservation of accommodation or service made through the Site.

3. Use of the Site

You may use the Site only for lawful purposes and in accordance with these Terms. You must not:

• Disrupt or interfere with the security or functionality of the Site.
• Post or transmit any unlawful, defamatory, obscene, or infringing content.
• Attempt to gain unauthorized access to any portion of the Site or its systems.

4. Booking and Reservations

• All reservations are subject to availability at the time of confirmation.
• A Booking is only complete once you receive an official confirmation email and we have received a copy of each guest’s passport (see Section 8).
• We reserve the right to modify or cancel any Booking due to system errors, payment failures, or unforeseen circumstances.

5. Rates, Payments & Taxes

5.1 Rates & Taxes

Room rates and service fees are displayed in Japanese yen and are subject to change without prior notice. Applicable consumption tax and service charges are not included in the room rate unless explicitly stated.

5.2 Payment Methods

We accept the following payment methods, all processed securely through Stripe:

• Major credit and debit cards (Visa; MasterCard; JCB; American Express; Discover)
• Digital wallets (Apple Pay; Google Pay)

5.3 Payment Processing

Stripe supports multi-currency processing. You may choose to pay in Japanese yen or your local currency (where available). The final amount charged to your card will depend on:

• The currency selection at checkout
• Your card-issuing bank’s exchange rate and any foreign-transaction or remittance fees they impose

When you complete a payment, Stripe will display the currency and gross total. Any additional bank fees are governed by your bank’s terms, not by Shizuya Home.

5.4 Refunds & Disputes

Refunds arising from cancellations, amendments, or disputes will be issued via Stripe in the original transaction currency. Stripe’s processing times and fees apply in addition to our Cancellation & Amendment Policy (Section 6).

6. Cancellation & Amendment Policy

• Cancellations more than 30 days before arrival — 100% refund.
• Cancellations 14 to 30 days before arrival — 50% refund.
• Cancellations less than 14 days before arrival or no-show — No refund.

Amendments (including date or room type changes) must be requested at least 14 days before arrival. Any changes requested within 14 days of check-in are subject to availability and may incur the same fees as cancellations.

7. Check-in & Check-out

• Check-in is from 15:00.
• Check-out is by 10:00 on the day of departure.
• Early check-in or late check-out requests are subject to availability and may incur additional charges.

8. Guest Registration & Passport Copy

• Under Japanese law (Accommodation Business Act and related regulations), we are required to collect a copy of a valid passport for each overseas guest.
• Booking will only be finalized once the passport copies have been submitted and verified.
• Passport data is used solely for legal guest registration and will be handled in accordance with our Privacy Policy and Japan’s Act on the Protection of Personal Information.

9. Intellectual Property

All content on the Site, including text, graphics, logos, images, and software, is owned by Shizuya Home or its licensors and protected by copyright and other laws. No license to use any content is granted beyond personal use of the Site.

10. Privacy & Cookies

Our Privacy Policy and Cookie Policy govern the collection and use of your personal information. By using the Site, you consent to these policies, which comply with Japan’s Act on the Protection of Personal Information.

11. Limitation of Liability

To the fullest extent permitted by law, Shizuya Home and its affiliates will not be liable for any direct, indirect, incidental, consequential, or special damages arising from your use of the Site or any services provided.

12. Force Majeure

We shall not be liable for failure or delay in performance due to circumstances beyond our reasonable control, including natural disasters, acts of government, strikes, pandemics, or power failures.

13. Governing Law & Jurisdiction

These Terms are governed by the laws of Japan. Any dispute arising out of or in connection with these Terms shall be subject to the exclusive jurisdiction of the Tokyo District Court.

14. Amendments

We reserve the right to modify these Terms at any time. Changes take effect upon posting on the Site. Your continued use of the Site after posting constitutes acceptance of the revised Terms.
